Successful land development requires looking beyond what is immediately in front of you.
At Katy Pointe, careful planning went into the street and lot layout while preserving frontage for future commercial development and accounting for future detention requirements. The goal was to make efficient use of the land while maintaining a community that would feel comfortable for future residents.
Adapting When the Rules Change
Development plans do not exist in a vacuum. During the project, Harris County's drainage standards changed.
That required close coordination with Harris County Flood Control District and a solution that addressed the new requirements while continuing to move the development forward.
Preparation Matters When the Unexpected Happens
Then came Hurricane Harvey.
Before the storm arrived, the project team coordinated with contractors to prepare the site for significant rainfall. Prior planning and construction had placed the site above the floodplain, and no homes flooded. Although construction was delayed for three weeks following the storm, the project was ultimately delivered on schedule.
